Bonaire

Bonaire is not a resort island in the usual sense. Kralendijk is a small working town, the interior is cactus and salt pans, and the organising fact of the place is that you can walk into the water from the road and be on a reef. Housing sits along the leeward coast and in a handful of inland residential areas.

What ownership involves

As a special municipality of the Netherlands, Bonaire sits inside the Dutch legal and administrative system rather than an independent Caribbean one, and property registration reflects that. It is a different framework from its neighbours, which is worth understanding early — with a local notary, not from a listing.

The trade-off

It is outside the main hurricane track, which is much of the appeal, but it is also small, windy and genuinely quiet. Dining and shopping are limited, most goods are shipped in, and water comes from desalination. Flights connect mainly through Curaçao, Amsterdam and a few US cities. The market is small and largely driven by repeat divers, so a listing can wait a long time for the specific buyer who wants it.
