What we collect, and what we do with it.
This site is a property catalogue. You can read all of it without telling us anything about yourself — we ask for your details only when you choose to make contact, and this page says exactly what happens to them then.

Browsing the catalogue
Reading listings requires no account and no personal details. We run no analytics service, no advertising tags and no third-party tracking scripts on this site, so browsing is not profiled and is not shared with anyone.
The site sets one cookie, mls-units, which remembers whether you prefer square metres or square feet so pages render in the units you chose. It holds nothing else, identifies nobody, and the site works without it.
Our servers keep ordinary web logs — the request, the time and the originating network address — which exist to keep the service running and to spot abuse. The site sits behind Cloudflare, which processes requests in transit for the same reasons.
When you make an enquiry
A property enquiry or a concierge brief records what you type: your name, and whichever of your email address and telephone number you give us, along with your message, any budget you mention, and the property, market or collection the enquiry came from. We also store which page you sent it from and which version of the consent wording you were shown.
We use it for one thing: to answer you, and to carry on that conversation about buying property. It is not sold, and it is not passed to anyone outside the people who need it to reply to you, the mail and hosting providers that carry the message, and the research services named in the next section.
The lawful basis is your consent where you asked us to get in touch, and our legitimate interest in responding to a business enquiry properly.
How we learn about enquirers
When you send an enquiry from a form that says so, we may look you up so the adviser who answers can offer advice that fits you. This applies only to people who contacted us first. Enquiries sent before that sentence appeared under the button are not researched.
What we look for: who you are, where you live, your occupation, the company you work for, and property publicly listed in your name. We do not look for anything about health, religion, politics, ethnicity or criminal records, and we do not guess at your wealth. A fact is kept only when a source ties it to the email address, phone number or company you gave us, not to your name alone.
Where it comes from: the details you gave us; public web pages and search engines; and commercial data providers, if we use one.
Who handles the search: your name, email address and phone number are sent to OpenRouter, which runs the AI model that carries out the search, and to the web-search provider it uses. We will name any commercial data provider on this page before we use it.
Why, and on what basis: to prepare relevant advice for someone who asked us for it. That is our legitimate interest, which we have weighed against your rights in a written assessment. What we find stays with our advisers and is never shared with anyone outside the company. If you are in the EU or the UK, this section is our notice under Article 14 of the GDPR for information we obtain from sources other than you. If you live in California, it is our notice at collection; we do not sell or share this information.
How long: 12 months from when it was gathered, then it is deleted.
Saying no: you can object at any time, without giving a reason, by emailing [email protected]. We then delete what we found and do not research you again. It does not affect our answer to your enquiry.
Market updates
If you sign up for market updates we store your email address and the date and wording of that consent, so we can show where the address came from if you ever ask. Every message carries a way to stop, and you can also ask us directly at [email protected].
How long we keep it
Enquiries are currently kept indefinitely: a property purchase is a conversation that can restart years later, and we hold the history so that a returning buyer does not have to repeat it. We are aware that “indefinitely” is not a retention policy, and setting a defined period is work we have not yet done — until we do, the erasure route below is how you end it.
What we learn about you from other sources is the exception: it is deleted after 12 months, or as soon as you object.
A newsletter address is kept until you unsubscribe, after which the record is marked unsubscribed rather than deleted, so the same address is not re-added by a later import.
Your rights
You can ask us for a copy of what we hold about you, ask us to correct it, ask us to delete it, or object to our using it. There is no self-service screen for any of this: email [email protected] and a person will handle it. We will not ask you to justify the request.
If you are in the UK or the EU and think we have handled your data badly, you may complain to your national data protection authority. We would rather you told us first, but that route is yours and does not depend on us.
Changes
When this page changes materially we update the date at the top. We do not keep an archive of previous versions, so the date is what tells you whether what you read before still applies.
