Curaçao

Curaçao is a constituent country within the Kingdom of the Netherlands, and that shows in everything from the land registry to the road signs. Dutch and Papiamentu are the working languages; English and Spanish are widely spoken. Willemstad is a genuine city with a harbour, an oil refinery history and a UNESCO-listed centre, not a resort town.

The landscape

Expect cactus, scrub and salt flats rather than rainforest. It rains little, the wind blows steadily, and the coast is cut into dozens of small coves rather than long beaches. Diving is the reason many first visitors return. Villas, apartments and houses all trade, and inland stock is priced very differently from anything on the water.

Practical realities

Sitting largely outside the hurricane belt removes one large risk but not the others. Water is desalinated and electricity is expensive, so consumption habits change. The property paperwork follows Dutch civil-law practice through a notary, which is unfamiliar to buyers used to a common-law closing. Tourism is real but smaller than on the northern islands, so rental demand is steadier and shallower at once.
