Start with the decision group

An island home is rarely a single-person decision. Before a shortlist exists, clarify who uses the home, who advises on the acquisition, and who carries the operating responsibility.

That conversation changes the relevant evidence. A family base, a legacy holding, and an investment-led acquisition can all begin with the same view but need different questions answered.

Separate the picture from the holding

A strong first tour can show scale and atmosphere. It cannot replace diligence on title, access, condition, staffing, insurance, and the operating pattern that makes the home usable.

A good brief therefore names the information that must be true before enthusiasm becomes a decision.
