Caribbean MLS publishes property listings gathered from across the region. These terms say what that catalogue is, what it is not, and what you may do with it.

Who you are dealing with
This site is operated by Real Estate Marketing Solutions LLC, trading as Caribbean MLS. Using it means accepting what follows; if you do not, the remedy is simply not to use it.
What a listing is
Listings are aggregated from sources across the Caribbean and normalised into one catalogue so that homes in different markets can be compared. The underlying facts — price, size, condition, whether the property is still for sale at all — originate with the seller or their agent, not with us.
So a listing is a pointer, not a warranty. Inventory turns over continuously and a page can describe a property that has just sold or whose price has moved. We show what we hold and confirm availability when you enquire; nothing here is an offer capable of acceptance, and no page constitutes a contract for sale.
Where a fact is unknown we say so rather than filling the gap. A property with no published price reads “price not published” and not a figure we estimated.
This is not advice
Nothing on this site is legal, tax, financial or investment advice. That includes the market pages, the cost calculators and the residency and citizenship material: those set out published rates and statutory thresholds to help you frame a question, and they are not a substitute for an adviser who knows your circumstances and the jurisdiction.
Ownership rules, transfer duties, tax treatment and residency programmes differ by country and change. Before committing money, take local professional advice.
Enquiries
Sending an enquiry starts a conversation; it does not reserve a property, and it creates no obligation on either side. What we do with the details you send is set out in our privacy policy.
Automated access and reuse
You are welcome to read this catalogue with software. We publish an llms.txt and run an MCP server precisely so that assistants and agents can use the site properly, and search crawlers are wanted here.
What is not permitted is bulk extraction: systematically copying the catalogue, or a substantial part of it, to republish or to build a competing database. The line is volume rather than who you are, and rate limits enforce it. If you want catalogue data at scale, ask us at [email protected] — there may well be a sensible arrangement, and it is a shorter conversation than being throttled.
The site’s own text, design and the compiled catalogue belong to us or our licensors. Listing photographs and descriptions generally belong to the sellers and agents who published them.
Availability and liability
We aim to keep the site running and accurate, and we do not promise either without interruption. To the extent the law allows, we are not liable for loss arising from reliance on catalogue content, from the site being unavailable, or from anything on a third-party site we link to.
Nothing here limits liability that cannot lawfully be limited.
Something wrong on a page?
If a listing is inaccurate, sold, or should not be published — or if it is yours and you want it removed — tell us at [email protected] and we will look at it. An aggregated catalogue gets things wrong occasionally, and a report is the fastest way it gets fixed.
Changes
We update these terms as the site changes, and the date at the top tells you when that last happened.
