St. Lucia

The north around Rodney Bay and Gros Islet holds most of the population, the marina and the bulk of the housing. The southwest around Soufrière is dramatic, steep and given over to wellness and resort development. Between them the island is green, wet and largely agricultural, with roads that wind rather than run.

Who buys here

British, Canadian and American buyers, often after repeat visits, along with a French-Caribbean influence audible in the local Creole. Villas on hillsides with long sea views are the characteristic purchase; houses appear more in and around the northern towns. The country operates a citizenship-by-investment programme; how it applies to anyone in particular is a question for a qualified adviser, not a listing page.

The trade-offs

Steep sites cost more to build on and more to maintain: retaining walls, drainage and access roads are real budget lines, not details. The island is in the hurricane belt and the rainy season brings genuine landslide risk on unstable slopes. Flights usually connect through a hub, and the main international airport sits at the far southern tip, a long drive from the northern towns. Demand is seasonal and the resale pool is small.
