Grenada

The interior is rainforest and steep farmland; the coast around St George’s and the southern bays is where most people live and nearly all the listings sit. The harbour there is deep and sheltered enough that yachts overwinter in it, which has shaped the local economy more than tourism has.

Who buys here

A mix — retirees, returning diaspora, people connected to the medical school, and buyers aware that Grenada holds an E-2 treaty with the United States and runs a citizenship-by-investment programme. Both exist; neither is something a property page should interpret for you.

The trade-off

Grenada is far enough south that it is hit less often than the islands to the north, but it is not outside the belt — 2004 proved that. Roads in the interior are narrow, steep and slow, so a view lot can mean a long drive to anything. Construction quality varies widely between builders. Inventory is small, the same properties reappear across agents, and a sale here is measured in months rather than weeks.
