The reason to consider it.
A beautiful Private Island with great views. The Cay is also known as Goat Cay or Mrs. Bullards Goat Cay. The Cay is situated on the southwestern coast of Great Exuma.
The southeastern tip of Big Bullard Cay is situated only about 400 feet from the area known as Deadman’s Cay on the mainland of Great Exuma. A deep channel separates the Cay from the mainland at that SE tip. The southern side of the Cay is bordered by shallow water, the greater portion by marl and mangroves.
Nearby on the southeastern coast of Great Exuma lies Crab Cay. 96.73 acres of the Cay are available for sale; the remainder is Crown Land.
Access is available from a lot on Deadman’s Cay, suitable for building a dock.

What people say about Bahamas
Sources agree that foreigners can own Bahamian property outright and that an ordinary home purchase needs a registration filing through a Bahamian lawyer, not a discretionary permit.
- Positive Foreign buyers mostly register rather than seek a permit; permit applies to large or commercial land
- Mixed Closing costs are dominated by a 10% transfer VAT for foreign buyers, usually split with the seller, plus legal fees
- Mixed Annual property tax is being reshaped in 2026 (new foreign owner-occupied category), and Bahamian realtors dispute fairness
- Concern Vacant land owned by foreigners carries a notably heavier tax until built on
