The reason to consider it.
Mooney Bay Estate boasts extensive waterfrontage and beach frontage on North Sound, making it a unique, privately owned freehold property not part of any subdivision. It stands as one of the largest privately held estate properties in the BVI, spanning over 22 acres.
Originally developed in the 1980s, the estate served as a private retreat for many years before operating as a rental property. The property sustained damage during Hurricane Irma, and the current owner is now offering it for sale, presenting the next owner with the opportunity to determine its future direction.
The estate features approximately 900 linear feet of water and beach frontage along North Sound. The 22.010 acres of land extend from the beach up a hill to an elevation of about 480 feet above sea level.
The property is held under freehold title, with a sea-bed lease for the dock.
Currently, access to Mooney Bay Estate is exclusively by water. The nearest public road is at Leverick Bay Marina, a short dinghy ride away. A private road runs adjacent to the eastern boundary, which is part of a Government subdivision of the adjacent property. Road access to the estate is possible at this point with the relevant permissions. A barge ramp is situated on the property near the dock.
Given its North Sound waterfront location, Mooney Bay offers significant potential for both residential and commercial/resort developments. The area is recognized as a leading destination for ultra-high-end resort residential development in the Caribbean, with notable projects like Oil Nut Bay, Moskito Island, Bitter End Yacht Club, and Saba Rock nearby. The private island developments of Necker Island and Eustatia Island are also within easy boating distance.
As part of the property’s development, full planning consent has been obtained for the reconstruction and extension of the original dock, creating a total length of 208 feet with a 120-foot arm. The water depth at the end of the dock extension is approximately 16 feet.
Development has historically been concentrated on the beachfront area, which comprises flat land rising only a few feet above sea level, leaving the remainder of the property and hillside undeveloped. Existing structures include a seven-bedroom main villa, a manager’s cottage, and a tennis court situated above a substantial cistern. These improvements have been cleared of storm debris but remain in an unrepaired state following hurricane damage.
