- The Dominican Republic is the least expensive, with a median of $299,000, and 75% of its homes ask $500,000 or less.
- Turks and Caicos ($2,750,000), Anguilla ($2,450,000) and the British Virgin Islands ($1,900,000) complete the top four.
- Four islands have a median under $600,000: Bonaire ($580,000), Jamaica ($555,000), Trinidad and Tobago ($407,000) and the Dominican Republic ($299,000).
- The Bahamas, with 1,311 homes for sale, has a lower median ($799,000) than the Cayman Islands ($1,150,000).
We ranked 22 Caribbean islands by the median asking price of a home for sale, using 7,425 listings on our portal on 28 September 2026.
The gap between the top and the bottom of the table is wider than the price of most homes on it: the typical St. Barthélemy listing asks $13.7 million more than the typical Dominican one.
A budget of $500,000 buys into three in four Dominican listings and into none on St. Barthélemy.

Methodology
Homes for sale listed on the portal on 28 September 2026: sales only, land and commercial property excluded, published and deduplicated listings.
Asking prices are converted to US dollars; prices under $10,000 and implausible prices are excluded.
An island is ranked only if it has at least 25 homes for sale and a quotable median; islands below that are left out rather than estimated.
The figure is the median, not the mean, so a handful of trophy estates cannot move it.
”Share at $500,000 or less” is the percentage of an island’s priced homes asking $500,000 or less.
These are asking prices, not sale prices.
