St Kitts is the larger and busier of the two, with a cruise berth, a working sugar-era landscape and most of the island’s jobs. Nevis is quieter, greener, and organised around a single volcanic cone; people who choose it usually choose it deliberately after seeing both.
Who buys here
Buyers arrive from North America and Britain, often after several visits. Many are aware that the federation runs a long-standing citizenship-by-investment programme and that certain properties are approved under it — whether that route suits anyone is a question for a lawyer, not a listing page. Others simply want a house on a quiet island with reliable flights.
The trade-off
Supply is thin and it moves slowly. A specific brief — a particular ridge, a particular aspect — can take a year to satisfy, and the same houses circulate between agents. Building materials and most groceries arrive by ship, so construction costs and everyday shopping both reflect that. Between the two islands you rely on a ferry or a short hop, which is fine until weather closes it.
What people say about St. Kitts and Nevis
Summary
Sources describing St Kitts and Nevis agree on a few practical points. Frigate Bay, near Basseterre, is the area most often named by expats, and one local resident said a budget of about US$300,000 buys a decent home there, though that thread is several years old.

Rent and purchase prices in expat communities are described as high, and nearly everything is imported, so daily costs run above what some newcomers expect; one 2026 guide puts rent at US$800 to 2,000 a month, though its own figures are inconsistent. Nevis is mentioned less often: a 2018 magazine piece called its prices static, and a long-term resident said it is safe with normal precautions. Safety accounts are mixed in tone: residents report feeling secure but mention past gang violence, some rougher areas in Basseterre and the need to stay aware. Hurricane season is acknowledged, with no storm damage reported by the people we read. For citizenship by investment, the official unit states a seven-year holding period and a 3 to 6 month process, with fractional entry from US$325,000; a 2023 news report says private homes need five years, and a 2023 legal guide cites a lower minimum, so figures differ by date. Foreign buyers outside the programme need an Alien Landholding License. Reported rental yields of 4 to 7 percent come from a promotional guide and are unverified. Most personal accounts are several years old.

From around the web
Definitely through a real estate agent. There are a couple of really good ones that will look for properties to suit your needs but rent here can be expensive in the expat communities and buying even more so.
The cost of living in St Kitts is higher than in some places. We have found it more expensive than Derby back in the UK because almost everything has to be imported.
Like everywhere, there is crime and you should always be mindful and aware of your surroundings.

Most of the Doctors on the island are locals who were educated and trained in the US.
Nevis is safe but you must take certain precautions.
The real estate must be held for a minimum of seven years before being resold under the Programme.
The process of acquiring St. Kitts and Nevis citizenship through real estate investment can take anywhere from 3 to 6 months, depending on the due diligence process, approval from the Citizenship by Investment Unit (CIU), and the completion of the real estate purchase transaction.
The minimum holding period of an Approved Private Home is reduced from seven to five years.
You must apply for an Alien Landholding License (ALHL) from the Ministry of Justice and Legal Affairs to complete the purchase. Non-citizens buying approved real estate to obtain St Kitts and Nevis citizenship by investment do not require an ALHL.
Imported goods (dairy, meat, household items, electronics) are expensive due to taxes and shipping costs.
