St. Vincent and the Grenadines

St Vincent itself is steep, agricultural and largely un-touristed, with a live volcano at the northern end that erupted as recently as 2021. The Grenadines are the opposite: low, dry, sailed to more often than flown to, and holding nearly all the foreign-owned housing. Bequia has a town and a year-round community; Mustique is privately administered and operates under its own rules.

Who buys here

Sailors, mostly, and families who have been chartering these waters for years. The mainland attracts a different buyer entirely — people looking for land and acreage rather than a sea view.

The trade-off

Getting here takes effort. The mainland airport takes regional and some longer flights, but reaching a specific Grenadine usually means a ferry or a light aircraft on a fixed schedule, and that governs everything from a viewing trip to a delivery of cement. Supply is very thin, sales are infrequent, and on some islands what is available is constrained by rules set locally rather than nationally.
