531 homes for sale in Turks and Caicos, from $535K to $12.9M, median $2.9M.
A British Overseas Territory at the southeastern end of the Bahamas chain, flat, dry and ringed by barrier reef. Development has stayed low-rise in a way most of the region abandoned decades ago.
What to establish before a shortlist.
A low-density coastal brief should distinguish visual waterfront from practical water and arrival access.
- Is direct beach, boating, or quiet density the primary requirement?
- What shoreline and insurance questions need local evidence?
- How will family travel patterns affect location choice?
Coastal conditions, insurance, title, and access are property-specific diligence questions.

Providenciales carries the airport, the long north-shore beach and nearly all of the housing. Beyond it, Grand Turk and the outer Caicos islands are thinly populated and thinly serviced. The water is the product: shallow, clear, and the reason boat access and a mooring often matter more to a buyer than square footage.
Who buys here
Mostly North Americans on short direct flights, buying villas on or near the beach, or condominiums in managed resort buildings that are let out when the owner is away. English is the language, and the legal framework is British-derived, which makes the process legible to most buyers.
The trade-offs
Everything arrives by ship. Construction costs, groceries and utilities all carry that freight, and building a villa here costs materially more than building the same house on a mainland. The islands are low and exposed to hurricanes. Development is concentrated enough that stepping away from the main island means fewer services, fewer flights and a much thinner resale pool — attractive if you want quiet, expensive if you need to sell quickly.
What people say about Turks and Caicos
Summary
Sources agree that Turks and Caicos has no annual property tax and no capital gains tax, and that foreigners can buy without restriction. 5% to 10% on Providenciales and lower on the other islands, plus legal fees; agent commission is normally paid by the seller.

gal fees; agent commission is normally paid by the seller. Residency is less clear. Law-firm writers say a purchase does not automatically grant it, and the government lists investment routes of $300,000 for a home on five outer islands or $1,000,000 elsewhere, while one tourism guide mentions a 25-year permit or nothing, so figures should be checked with immigration. Prices are high: one July 2025 analysis put the median two-bedroom at $995,000, and one report cited a 75% rise since 2020 with salaries lagging. A law-firm guide notes sales volume fell in the first three quarters of 2025 while prices held, as many new projects were listed. A tourism-site guide criticises planning enforcement and survey accuracy, and law firms urge close review of condominium and homeowner association terms. Forum members describe long-term rentals as scarce and costly. One US investor blog reported 40% rental management fees and heavy beachfront association fees on one resort, but that account is based on an older visit. For healthcare, a Providenciales clinic says serious cases can be moved to Miami or Fort Lauderdale. Social life is centred on Providenciales, with other islands described as quiet.
- Positive No annual property tax; one-time stamp duty is the main purchase cost (about 6.5-10% on Providenciales, lower on other islands; agent fee normally paid by seller) · 5
- Mixed Foreigners may buy freely, but a property purchase does not automatically give residency; government PRC investment route lists $300,000 (Grand Turk, Salt Cay, South Caicos, Middle Caicos, North Caicos) or $1,000,000 elsewhere for a home, and secondary sources disagree on thresholds · 5
- Concern Prices have risen sharply (median 2-bed about $995,000 in July 2025; average up 75% since 2020) while local salaries have lagged · 2
- Concern Planning enforcement, zoning consistency and survey/title details are weak points; independent due diligence advised · 3
- Concern Long-term rentals are scarce and expensive; living costs high (forum posts of varying age) · 3
- Concern Rental programme economics: one US investor blog (2022, based on an earlier visit) cites 40% management fees and high beachfront HOA fees on one resort, and income well below headline nightly rates; a 2025-26 view is not available from downloaded sources · 1
- Mixed 2025 sales volume fell while listings and new projects grew; prices described as resilient · 2
- Mixed Healthcare: private general/urgent care on Providenciales plus a local hospital; specialist cases transferred to Miami/Fort Lauderdale; NHIP accepted at the clinic · 1
- Mixed Social life concentrated on Providenciales; other islands quiet · 2

As for the other islands, there is not much of a nightlife. There may be events taking place every now and then but not as often as in Providenciales.

Turks and Caicos is the wrong place to look for cheap accomodation.
A separate report from Sotheby’s Turks and Caicos earlier this year highlighted that the average home price has increased by 75% since 2020—a fact that many pair with the reality that salaries in the islands have not remotely kept up.
It’s unfortunately all too common for property marker pins in the Turks and Caicos to not be in their correct places.
The process of managing development and overall planning control in the Turks and Caicos is poor.
If you are considering purchasing land, you are highly advised to confirm what status you will receive. Depending on the purchase price, you may be eligible for a Permanent Resident Certificate (PRC), a 25-year residence permit, or nothing.
While buying property in the TCI does not automatically grant residency, there are recognised avenues through which residency may be obtained where property investment forms part of a qualifying application.
Overall sales’ values for the first three quarters of 2025 were reported as significantly lower, due to a 25% decrease in sales volume, but the sales’ prices have remained resilient.
TCI imposes no direct taxes, including no income, capital gains, gift, inheritance, succession, estate, wealth, dividend or corporate taxes and no annual property taxes.
