San Juan is a metropolitan area, not a resort — apartment towers, a historic walled old town, commuter traffic and suburbs that spread for miles. Away from it the coastline changes character quickly: an Atlantic-facing north shore with genuine surf, a drier southwest, and small offshore islands to the east that feel like a different country.

Who buys here

Mainland Americans relocating, the Puerto Rican diaspora returning, and local buyers who make up the bulk of transactions. Houses and apartments dominate. Because it is a territory, a US citizen arrives without a passport, banks and files in a familiar system, and finds title practice recognisable. The island does operate its own tax incentive programmes, which are widely discussed and worth taking professional advice on rather than internet advice.

The trade-offs

Hurricane Maria reshaped both the building stock and the conversation about the electrical grid, and power reliability remains a standing concern — generators and solar are common. Spanish is the everyday language even though English is official. Property condition varies widely, and older concrete construction may need structural assessment rather than cosmetic work.
