Sint Maarten

The Dutch side holds Princess Juliana airport, one of the busiest hubs in the eastern Caribbean, and Simpson Bay Lagoon, among the largest enclosed marinas in the region. That combination — a major airport and deepwater yacht capacity within a few miles of each other — is what makes so small an island a serious market.

Who buys here

Boat owners and people who connect through the island to the smaller territories around it. Villas on the hillsides and condominiums near the lagoon and the beaches make up most of the stock. American, Dutch and French buyers all appear, and rental demand tracks yacht and airline seasons rather than a single calendar.

The trade-offs

Hurricane Irma passed directly over the island, and the rebuild is still legible in the building stock — asking what a property went through, and what was repaired, is a standard question here rather than an awkward one. Density is high and the island is small, so views and privacy carry real premiums. The two-nation arrangement means a buyer should understand which jurisdiction’s rules apply before, not after, making an offer.
