St. Barthélemy

St Barth is small, dry and hilly, and almost every house is a villa cut into a slope with a view of water. The island’s character is French rather than Caribbean-resort: bakeries, a customs-free port, and a season that fills in December and empties again by spring.

Who buys here

People who have rented here for years, and rarely anyone else. Properties change hands quietly, often without ever being widely advertised, and the same villas are known by name within a small circle of agents. Many are let privately in season by their owners.

The trade-off

Prices are unlike anywhere else in the catalogue and the supply that justifies them is genuinely scarce — there is no more flat land to build on, and planning rules are restrictive. Arrival means a connection through St Martin onto an aircraft small enough for the runway, or a ferry. Everything on the island is imported through Gustavia. A purchase here is a long, slow, relationship-driven process rather than a transaction you complete on a two-day trip.
